Do your preliminary searching online — www.wisconsinhomes.com, www.wihomes.com and Realtor.com are great places to start. We can also set you up with auto-feeds from the South-Central Wisconsin MLS if you want.

After you've narrowed your search to the most attractive properties, take a Sunday drive to get a look at the outside of the house and the neighborhood. Analyze the pros and cons of each property you are interested in and then give us a call. We can set up the showings and go from there.

When you do this initial search work yourself there's no reason you should pay an agent full price to help you buy a house, and we wouldn't feel right charging you for it either. That's why we'll pay you $1,000 at closing, guaranteed!

Here are the specific terms and conditions:

• This offer is only good if we tour 5 (five) or fewer homes.
• You must sign a buyer agency agreement with Sunlit Realty, LLC.
• The sale price of the property purchased must be $85,000 or higher.
• The home you purchase must be listed in the SCWMLS and/or the MetroMLS, with a buyer agent commission offering of at least 2% of the sale price (most homes will qualify).
• Properties listed by Sunlit Realty, LLC do not qualify for this rebate.*
• Sunlit Realty, LLC must be the procuring cause of the accepted offer (i.e. must make first contact with the listing agent — so don't make these calls yourself).
• The $1,000 reward payment will be paid upon a successful closing and commission payment to Sunlit Realty, LLC.
